HOW TO START...
THE PROCESS TO BUY A PROPERTY WITH VENDOR FINANCE

1.    Select a property.
       Please note the only properties for sales on listed on the HOME page of this website.
       We do not have any other properties for sale other than what is on the HOME page.

2.    Contact us to work out the monthly repayment amount in relation to your affordability.

3.    Provide us your full details for inclusion on the Loan Agreement and Repayment Schedule, including:

       -  Your full name/s.
       -  Your address - residential and postal.
       -  Your email address.
       -  Your contact phone numbers.
       -  A copy of the front and back of your driver's licence.

       This information will also be used later for the Contract and Transfer of Title.  
       (Note NSW Government requires photo ID for a property to be transferred into your name).

4.    Pay the Initial Deposit of $250.00.

5.    I provide you a copy of my driver's licence.

6.    We send you two (2) copies of the Loan Agreement and Repayment Schedule by registered post.
       You sign both copies and return both copies to us by registered post.
       Alternatively we can sign the Loan Agreements in person, either on the Gold Coast or in Canberra.

7.    We sign both copies of the Loan Agreement and send you one fully signed copy by registered post.
       You keep this copy for your records.

8.    Balance of Deposit of $750.00 is due.

9.    On the 1st day of the following month your monthly repayments commence.
       All repayments are due on the first day of every calendar month as per the Repayment Schedule.

10.  You will be emailed a reconciliation statement at least once every every quarter showing where you 
       are at with your repayments. 

11.  After you have made your first monthly repayment you may:
       -  occupy the land / reside on the property;
       -  build your home;
       -  put up a shed;
       -  put up fencing around the property, etc.

       NOTE: You are required to abide by all Council regulations and seek and obtain Council approvals for
       any structures you put on the land.  If you erect fencing you must have a licensed surveyor mark pegs 
       on the boundaries of the property to ensure you do not encroach on anybody else's property.

12.  Council Rates:  From the Date of your Loan Agreement Council Rates are your responsibility to pay.

13.  For the term of the Loan Agreement you must obey all Council regulations and respect neighbouring
       properties.  You must not store or dump any property or rubbish on neighbour's properties.
